When you’re ready for a new day to unfold, you can make your way up the winding staircase where a double bed awaits you on your left. The memory foam mattress and hotel-feel pillows will comfort you all night whilst you start to plan the adventures that lie ahead for you, when the morning arises. 

On your right, there are 2 single beds with a beautiful antique dressing table in between. The perfect set up for if you’re wanting to get dressed up for dinner, at one of our local restaurants, just a car journey away.

Back in 75 AD, Blakeney was the site of a Roman Villa and home to Thomas Sternhold, a groom of King Henry VIII’s Robes.

Booking Terms and Conditions

Before requesting to book your stay with us, please take a few moments to read our booking terms and conditions.

If you would like further information or clarification on any of the points below please do not hesitate to contact us via the enquiry form.

  • Bookings cannot be accepted from persons under the age of 18.
  • We will hold a provisional booking for 3 days, allowing you time to send a deposit.
  • A security deposit of £100 is required to secure the booking, with remaining balance due a 5 days prior to arrival. 
  • Non payment of the balance of the rent on or before the due date shall be construed as a cancellation. 
  • Guests are requested to arrive after 3pm and depart at 11am unless by prior arrangement. 

SMOKING AND VAPING are strictly not allowed inside the Christmas Cottage – failure to comply will result in a full loss of your security deposit!

Dogs are welcome by prior arrangement with an additional charge of £35 per stay and must be kept under control & not be left alone in the property at any time. Strictly no dogs upstairs or on the furniture. Please clear any dog foul & deposit in the bin. Thank you.

Guests, including children, are expected to treat the property and its contents with the very best of care during the stay. It is expected that the cottage, fittings and furniture and effects in and around the property remain the same condition as at the beginning of the letting, and that guests leave the property in the same state of cleanliness and order in which they find it on arrival.  Any additional cleaning costs incurred by excessive untidiness, or damaged / soiled towels and linens will be deducted, from the security deposit.

Any damages or breakages in the property are the joint responsibility of you and the members of your party that have caused the damage or breakage or any exceptional cleaning that may be required.  A security deposit of £100 (to cover such costs) is payable with final balance and this will be refunded within a week of departure, assuming there are no issues.

If the value of the damage exceeds the security deposit, then the balance of the cost incurred in making good will become due immediately on demand.

Minor breakages are not usually charged for being reasonable wear and tear, but the hirer must report any damage, breakages or faults before departure so that repairs or replacements can be made before the next letting.

It is the Hirer’s obligation to permit the owners reasonable access to the property to carry out any urgent maintenance, not to sub let or share the property except with group members noted when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of
a breach of this condition)

Cancellation (we strongly recommend you obtain appropriate holiday insurance which includes Cancellation and Curtailment Protection insurance, however if you choose not to take out travel insurance then you accept responsibility for any loss that you may incur due to your cancellation ) 

Cancellations will be treated based on the reason for the cancellation and the length of time between cancellation and your holiday. 

If you let us know more than 4 weeks before arrival that you wish to cancel your booking, you will simply forfeit the non-refundable deposit. 

With 2 weeks’ notice of cancellation will incur the loss of 50% of the total cost.

If you cancel within 1 week of arrival, you will be liable for the full balance of the hire charge.

We will always endeavour to re-let at short notice for a reduced rate and reimburse you the rate obtained.

We cannot refund your booking due to non-attendance in relation to any reason where you are unable to attend the property. This includes but is not limited to illness (including Coronavirus), a requirement or recommendation to self-isolate or quarantine, a call to jury service, incarceration, change in personal or work circumstances, family emergencies, transport issues or delays, or any other third-party issue that prevents you from attending during your booking.  These remain at your risk and do not give rise to a right to cancel or to receive a refund.

You will be liable for the full rental fee of 100% and we highly recommend that you insure your holiday to cover all eventualities.

*We don’t expect to have to make changes to your booking, however sometimes problems happen and bookings have to be changed or cancelled.

If possible, we will do our best to offer you a suitable alternative booking. If we’re not able to offer you a suitable alternative, or if you don’t accept the alternative we offer, the booking will be deemed cancelled and we will return to the you any monies paid, where upon our liability will cease and the guest shall have no further claim. 

Parents are responsible for the well being and supervision of their children during their stay.

It is the parent’s responsibility to inspect the property an garden immediately and note any possible hazards.
Check the layout of the holiday property so that in an emergency you can get out quickly and easily.
We ask that our guests behave with regard for others. Any anti- social behaviour will not be tolerated and the owners can request that guests leave should this be the case. The Hirer will remain liable for the whole cost of hire and no refund will be due.

  • All bed linen is provided; pillows, duvets, covers, sheets and 2 towels/person (bath towel and hand towel).
  • Tea towels and oven gloves are provided.
  • Electricity and central heating are included in the price quoted.
  • You agree that as the property is used for short-term hire as holiday accommodation, it is exempt from security of tenure under the Rent Acts.

The Owner shall not be liable to the Hirer or third parties for any death, personal injury, accident, cancellation, damage or loss of your personal property, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the Contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract.
